Building
heights, setbacks and uses were the focus of the second public workshop for the Central West End Sustainable
Development Plan and Code on Saturday, Sept. 26 at Schlafly Library. More than 50 people viewed a presentation led by John Hoal of H3 Studio and then met in small groups to discuss and provide feedback on the aspects of the plan.
Central West End Midtown Development is spearheading the CWE Sustainable
Development Plan and Code as a tool
to guide future development in the southern part of the Central West
End. The plan boundaries are both sides of Lindell, the north side of
Forest Park Avenue, the east side of Kingshighway and the west side of
Vandeventer.
Led by H3 Studio, a team of stakeholders is helping to
form the plan to maximize the
potential of the neighborhood, encouraging larger development where
appropriate while preserving the neighborhood’s historic character. The
plan will define goals for development based on minimum and maximum
building heights, how buildings are placed on their lots and building
uses. The new standards are designed to apply to new projects as they
are proposed, not to call for development action on any specific
parcels.
Meeting participants generally responded favorably to the plan. Debate focused mainly on appropriate maximum heights for buildings along Lindell, Forest Park Avenue, Kingshighway and Euclid. Some residents raised concerns about parking and traffic issues that may accompany increased density.
